    Finding the perfect space to rent can be a tedious process if you don’t know where to start and what to look for. It’s not just about having a huge space or an interesting interior. A property might be perfect for some, but that doesn’t necessarily mean that it fits you and your needs. If this is your first time renting, then here is a quick list that you need to consider.

    How Much Can You Spend?

    As a rule of thumb, you should spend not more than 40% of your income on your rent. For example, you are earning 30,000. It’s best to look for a unit that will cost you 12,000 a month or less. You also have to take a look at the other expenses such as your utilities or association dues. If you want to cut down on your rental cost, you can ask your friends or colleagues to share it with you.

    How Many will Live in the Rented Space?

    Now speaking of sharing your space, it is important to know how many people will live there. Remember, it’s not just about stretching your budget. Your unit or house should still be spacious enough so you can relax after a long day. Think about all your clothes and personal stuff. Will your space be able to accommodate all of these? This simply means you have to limit the number of tenants so you can still live comfortably.

    Is Travel Time an Issue for You?

    A lot of people loathe commuting, most especially in the metro. They even call commuters ‘mandirigma’ simply because it is a war to use public transportation. If this is something that you cannot bear on a regular basis, then find a unit or property that is close to your work. However, properties close to central business districts are generally more expensive. The good thing here though is that you don’t have to spend so much on transportation costs. Plus, you can spare yourself from stress!

    Do You Have Your Own Furniture and Appliances?

    If this is your first time renting, you probably do not have a lot of things at hand. The most practical thing to do is to look for a fully-furnished unit in the meantime. At least you do not have to spend on new stuff, and you do not have to stress yourself when moving in.

    Have Your Own Inventory

    Just in case you are renting a fully-furnished unit, it is suggested that you write down the inventory of items. This way, when it is time to move out, you can cross-check if there are missing or damaged things.

    Document Your Transactions

    It is important that you put everything on paper. If your landlord does not have an available leasing contract, you can provide it for both of you. State all your conditions and have it signed and notarized. Don’t forget to include your target date of move-in so that your unit will be ready. Your document or contract serves as a protection of both the lessor and the lessee.

    Check Security Features

    While we always look for the most affordable properties, you have to check the security not just of your unit but for the entire neighborhood. Once you are done checking with the door locks, windows, and whatnots in your rented space, you can have quick research on the nearest police stations, and don’t forget to write down emergency numbers.
