Understand your leads
Understanding your leads is the foundation of the lead nurturing process and will dictate your next steps. Devote enough time to get valuable information to help you understand their needs.

What type of property do they look for? Is it a house and lot, a farm lot, a condo?

What are the locations they consider? Are they strict on the city, or do they consider other areas in the province or even nearby provinces?

What is their lowest and ceiling budget?

When do they consider moving into the property?
Compile the information you gathered in a file where you can easily access it. Use a system that you are comfortable with to do sorting, for example, Excel or Google Sheets.

Segment your leads
Segmenting your leads based on the information you collected will help you to connect with them more efficiently.
Using the sample file, you can sort your leads easily. For example, you have a new house and lot to sell in the Rizal province. Using the Filter options of Excel or Google Sheets, you can segment and extract the leads that match these attributes. Another example would be sorting your leads to pull up who have a Php 10M budget for a house and lot.
Proper segmentation aims to help target the right audience who will benefit the most and likely to buy when you engage with them.

Engage with your leads
Once you have segmented your leads, engaging or sending them relevant information based on the segmentation you created is beneficial in their buying journey and helps establish trust. Regular engagement with your lead may help you become their go-to expert. You might be endorsed to the people they know who need your help.

Updates on the property they're interested in

New properties that match their preferences

Relevant articles about the location they're considering

Articles about FAQs, for example, Payment processes, loan application guide, etc.

Update the status
Updating the status of your leads in your file based on where they are in their buying journey will help you segment your leads efficiently. The process can help you clean up your database and prevent additional costs.
For example, you might want to remove or label the ones already bought since you don't have to convince them anymore, and you can reallocate your budget to the ones who are likely to convert.
