LAND & PROPERTY for SALE (not a Business Sale)

We are selling the Resort and the adjacent land for approximately the Value set by BIR Land Zonal Values for Taxation, So the Price is Lower compared to the Market Value of the Land.

BEACH RESORT INCLUDED

Included in the Price is the Beach Resort Hotel with its amenities, approximately 2 hectares developed area, plus the car park/garage area.

The Resort is simple but built in solid concrete and has survived 2-3 serious typhoons and storms. It can easily be face-lifted to 4 stars or used while a bigger complex is being built on either side of the Resort.  The Resort has 36 large family rooms and Bungalows, a Coffeeshop and a Pool.

The Beach Resort has been managed by a Korean Hotelier since 2019 and it’s in fair operational condition, 2 to 3 stars. Several improvements have been made by Him and he is also a Partner in the Beach Resort. We have agreed with Him to sell the Resort and the surrounding lands without the Golf Course.

FUTURE DEVELOPMENT (designed by Urbis Master Planner from Hong Kong in 2006, see PowerPoint Presentation)

There is ample land area on the South side of the Resort for additional rooms, houses, or sporting activities. South of the beach is the Cliff is for the Planned I80 Intercontinental rooms.
Besides the Resort, there is a 5-hectare development area composed of a 1-hectare Cliff, a 3-hectare Slope area, and some more around the Beach. Resort with expansion areas, Cliff, and slope on the West side.

Since the Price is only for the Land; the Beach Resort Hotel infrastructure, the amenities, all its improvements, and the access road comes as FREE.

PAYMENTS & TERMS

Vendor Financing is available, joint venture can be discussed, payment terms over several years, Lease-to-Purchase, etc. can be discussed with a suitable buyer that has a viable vision, hospitality experience, and strategic plan.

Approximately 50% of the total amount has to be paid upfront and the balance can be negotiated over some time while the land is being transferred.
