Are you a PROPERTY SPECIALIST?
Most successful Brokers and Salespersons would claim that they are a SPECIALIST. But what really is a property specialist? Are you a property specialist? Or are you a Jack of All Trades?
A property specialist should be defined as those who specialise in a PARTICULAR;
1. location
2. market / price segment
3. project
4. brand / company
5. kind of property (e.g. house, condominium, lot only, raw lot, memorial lot, rawland etc.)
You can start creating the kind of seller you want to be by defining who you are and what kind of specialist you are in property selling. Let me give you some examples of property sellers I’ve met over the years whom I consider a real specialist.
The location specialist. This Broker knew his business well. He was born to an affluent family and has been a resident of Dasmariñas Village in Makati all his life. He specialises in Dasmariñas Village, Ecology Village and Forbes Park. He has an old map of the villages that he had digitalised and prints every time the map gets old and worn up. He knew his map thus he knew his location well. He even uses this as a gift to his buyers by framing the actual map he used in the buyer’s property ocular. Since he grew up in the area and even attended primary and secondary education in Collegio de San Agustin, the network he built is also around the area too. So every time there is a for sale property of his network, he gets the first crack on it. Thus this made him the best person to go to if a client is looking to buy or sell their property.
This specialist would sell a house almost every week. This Broker sells affordable houses, mostly mass housing projects. Her pitch is always “this is your chance to own your own house, hindi ka na mangungupahan”. She focuses her pitch in the buyers emotion and the price and it’s affordability. And she sells fast. Though the back out rate is high, she compensates on volume. This Broker would hop on every project, developer and location like a frog. “P120 per day, may bahay ka na!”, this is her specialty.
I know you’ve seen this type of property specialist before COVID19 arrived. They are aplenty and would hound potential buyers in malls and other public places they are allowed to roam. These are the condominium sellers plying they focused project. Most of them are exclusively selling only one particular project, the booth they are manning. When you hear them pitch they would tell you all the information they learned from their training, and you would leave a well informed buyer.
These kind of specialists are the ones who are moulded by the company to be their brand ambassadors. They are highly trained, well-dressed, sociable and well connected brokers and salespersons. They are mostly selling high end residential properties or commercial properties with values in the range of hundreds of millions of pesos. They pitch value appreciation and long term investment.
There are those who would specialise in the kind of property they sell. Like those in the mass housing and condominium selling, these kind of specialists are no different. There are those who are specialist in selling memorial lots. Most common to see selling memorial lots are those who are “pioneers” in the industry already. And there are those who are land consolidators. Where do you think real estate developers get their vast tracts of land? These are those specialist.
Sellers would at times be diverted in their focus and would sell properties outside of their specialisation if the need arises. “Benta is benta” as we would always say. And why not, this is our bread and butter, right? This is why networking and collaborating with fellow Brokers and Salespersons are encouraged by OnePropertee in this platform. You basically live and breathe on what you’re selling. Every nitty gritty of that piece of property/development you know. You’re a full package: you know what you’re selling, the company you’re representing, and you are your “own brand” with your expertise and confidence.
It takes time to be a specialist…. And time starts now.
