Gotianun family to expand REIT portfolio
The real estate investment trust (REIT) of the Gotianun family’s Filinvest Land Inc. is keen on expanding its portfolio through acquisitions as part of its three-year investment strategy.
Filinvest REIT (FILRT) intends to pursue inorganic growth through well-planned and well-timed asset infusion through new acquisitions.
Among the assets it is planning to acquire include the Filinvest Group’s wide array of income-producing commercial assets, as well as assets from third parties.
FILRT said it is not limited to the acquisition of assets owned by its sponsor, Filinvest Land.
It is also looking to acquire from third parties as long as it meets the investment criteria set by the company.
Aside from the addition of office assets with a stable tenant mix, FILRT is also considering other asset classes from hotel, retail, and industrial properties.
“FILRT will continue to acquire high-quality commercial properties that are dividend yield accretive to the company’s portfolio,” it said.
The company may acquire new properties through direct acquisition or through tax-free exchanges, depending on the most beneficial structure.
“The company believes that the identification and targeting of such new properties and additional locations will further enhance future income and valuation growth,” FILRT said.
As of end-November, FILRT’s portfolio is composed of 17 commercial assets that have satisfied their investment criteria.
Six additional office buildings in Clark, Pampanga, Makati and Pasay and two additional buildings within existing FILRT areas have been identified by the company’s fund manager, FREIT Fund Managers, for infusion.
These assets are targeted to be acquired starting next year up to 2025, which will increase the total gross leasable area of the company to 494,865 square meters.
“FILRT will continue to build a pipeline of possible commercial properties for asset infusion,” the company said.
“Other potential properties for acquisition to further diversify, in terms of location and type of real estate asset, are being explored by Filinvest Land and from the Filinvest Development Group’s broader portfolio as well as from third parties,” it said.
