The next central business district in the north will rise in the booming economic capital of Pampanga. Set to fulfill the role as a catalyst for economic growth, real estate giant Megaworld is building Capital Town Pampanga to introduce a world-class integrated urban township with a flair for history and Kampampangan heritage.
The Capital Town, a 35.6-hectare property at the site of the old Pampanga Sugar Development Company (PASUDECO) area, will have a Shophouse District as one of its key components. The district will be a six-hectare commercial business property that will be composed a line up of low-rise, three-level commercial spaces with lot sizes ranging from 276 to 680 square meters.
The Shophouse District is envisioned to provide an avenue for entrepreneurs to conduct their business in an atmosphere where existing and new businesses can expand and flourish. Some lots include al fresco areas that are ideal for business ventures like cafes, pastries, and restaurants.
The design concept will exude neoclassical architecture with art deco details reminiscent of the prosperous era of the ‘50s. Local trees will also thrive along the streets such as Salibongbong, Banaba, and Alibangbang—local versions of Japan’s cherry blossom trees.
“Through the Shophouse District, we aim to support local businesses and showcase the best of what Pampanga has to offer, like some of the homegrown and unrivaled Kapampangan culinary cuisines,” says Eugene Em Lozano, first vice-president for Sales and Marketing, Megaworld Pampanga. “The Shophouse District will be a place for entrepreneurs to branch out and flourish.”
Aside from commercial lots, the Shophouse District will have an Events Trade Hall where design, lifestyle, and arts can be exhibited in one place. Local and international trade shows can also be hosted to showcase the beauty and the uniqueness of Kapampangan artistry. There will also be an outdoor amphitheater perfect for concerts and local cultural performances.
Apart from the development, Capital Town Pampanga is also expected to provide additional employment opportunities to the local workforce as it is deemed to generate around 250,000 direct and indirect jobs once the township is completed.
Megaworld has allocated Php 30 billion to build Capital Town Pampanga in the next 10 years. This includes the development of key residential, office, commercial, retail, civic, and institutional components within the township.
In line with the company’s aim of integrating local culture and heritage into its properties, another key highlight of Capital Town Pampanga will be its PASUDECO museum and mall honoring its historic past.
For much-needed greenery and environmental escape, 25 percent of the entire township will have landscaped open spaces, pocket garden water features, small parks, including functional road networks, and trails for leisure walks, jogging, or biking activities.
With the development of Capital Town Pampanga, the province enters a new phase of growth. The Shophouse District at Capital Town is easily accessible via the North Luzon Expressway (via San Fernando exit) and around 30 minutes away from the Clark International Airport.
