Can you give the reasons why clients buy property?
It is important to know the reasons why clients are buying property, The more we understand this concept the more we can hit the trigger point.
Location

near my work
-
near my children's school
-
near the places that I need to visit regularly like market, church, mall, etc.

Or at the very least near availability of transportation that makes it easier to go to the locations above
Price
-
Must be within my budget
-
My monthly amortization still allow me to live within the lifestyle I wanted
Investment
-
Must appreciate in price after a few years
-
Something I can use for my business
-
-
They are in need of it.
-
They can afford it.
-
They prefer the location.
-
They want to pursue a life long dream.
-
They want to settle in.
-
They want to invest.
-
-
They need it
-
They have the capacity to buy
-
They want to expand their portfolio of investments

1. Money - Affordability or within the budget
2. Location - Accessibiilty like near to workplace, parents, relatives
3. Turn-over - How soon they need the property months? years? or in NEED to Occupy right away (RFO)
4. Feature - With amenities like swimming pool, secured place or community, good ambiance or enviroment
5. Specifications - Quality of the materials use to construct the property, Spacious, Number of Rooms, Number of Toilet and Bath
6. Financing - Can avail it thru bank loan or they can use Pag-IBIG loan
Need the place to settle down because of location, specifications and within budget;
Need the place for investment and for future plans;
Need the place for status symbol in society.
Most of these reasons are on the buyer's side, & we have no control over them… I once attended a seminar which taught me about something that we as sellers have control over: The buyer buys what you are selling because THEY LIKE YOU! They are, in essence, buying you. So, always remember to be likeable. This is something we always have control over.
Can easily be because they have millions burning in their pockets.

I'm new to sales, & new to the industry, so I really can't speak with authority. But my wife is a seasoned salesperson, & throughout her career, she has brought her clients with her wherever she goes. Now, she's a manager, but most of her clients prefer dealing with her over her subordinates.
