Is it true that when purchasing a property direct to seller, the title must be in the buyer’s name already? Then BPI will process the loan? How could that be? How can you process the transfer of title when the sale has not been funded yet?

Bank will issue an LOG (Letter of Guarantee/Bank Guaranty). The Bank guaranty will serve as the agreement to pay the seller provided Title Transfer under borrowers name is secured. LOG is a binding contract.

Ganyan din po ba sa mga developers ang proseso?
Hindi po ba okay na ang contract then the warranty deed conveying the transfer of title, to be signed and notarized sa closing? Sana tingnan po iyan ng mga underwriters ng bank. Mukhang hindi madali kapag direct to seller ang property na binebenta and bank ang lender ng buyer.
