How to become a Legit Real Estate Salesperson?

Being an real estate broker and an agent to professionalize the real estate profession. I would like to share simple steps for aspiring real estate salespersons on how they can practice the real estate services legally.

Look for a licensed Real Estate Broker who can train and accredit you as one of his/her selected 20 real estate salespersons. As per RESA9646, a real estate broker can only accredit a maximum of 20 people under his/her license.
Ask your real estate broker’s recommendation for Real Estate Brokerage Seminar (REBS) which you can attend as part of the requirements for Professional Regulation Commission (PRC) accreditation. REBS is an 8hours seminar which is conducted by PRC accredited associations, companies or learning centers. It is conducted in 2 days with 3-4hours each day. There are four (4) topics that should be discussed during the REBSeminar are the following:
a. Real Estate Service Act (RESA9646),
b. Code of Ethics and Responsibilities,
c. Taxation and
d. Legal Documentation. -
Prepare the documentary requirements needed by PRC.

b. Orig and photocopy of Birth Certificate
c. Orig and photocopy PSA Marriage Cert (if married)
d. Transcript of Record or Certificate from school/college/university stating that the applicant has completed at least two (2) years in college or its equivalent based on CHED Memorandum Order/Circular
e. Undertaking and Declaration issued by the licensed REB. “Annex B” see attached word and pdf file here.
f. Original copy of the Updated NBI Clearance

h. Photocopy of the valid PRC ID of supervising REB with 3 signatures. REB ID should be valid for at least six (6)months upon the RES application.
i. Payment of prescribed fees and two (2) sets of Documentary Stamp.
j. While waiting for PRC ID, secure a PRC certification of registration to be used for DHSUD registration. -
Fee for application for Registration without Exam is P450.

If your broker is also engaged with marketing and selling projects from the developers, you also need to be accredited with Department of Human Settlement and Urban Development (DHSUD). **Requirements are Accreditation form with list of requirements, pictures, photocopies of your broker’s and your own* PRC-issue Certificate of Registration and Professional Identification Card. Surety Bond or Cash of Php 1,000 and processing fee of Php 288 and signed letter of engagement by your broker.

*As of now, DHSUD allows PRC-issued claim slip while PRC Accreditation ID is on process.
**There maybe changes as the accreditation process is being handled by DHSUD. This will be updated when new process is already announced.

Both PRC and DHSUD process can be done in one day as long as all documentary requirements are complete. For PRC, next step is to schedule your online e-oathtaking via PRC online website while for DHSUD an email request for temporary Certificate of Registration can be requested.
